Is it insured, and who carries the liability?

Equipment, inventory and public liability should all be covered, and by whom depends on which operating model you pick.

There are three separate covers here and they are often discussed as though they were one. Separate them before you sign anything.

The equipment

The physical installation: cabinetry, locks, kiosk, any refrigerated module. Under a provider-owned model this is the provider's asset and their cover. Under a building-owned model it becomes yours, and it should be added to your existing policy rather than assumed.

The inventory

The stock inside. Follows ownership in the same way, and is the one most often left unstated. Ask specifically, because "the equipment is insured" is a sentence that quietly excludes everything the equipment contains.

Public liability

The one that actually matters. If a resident is injured by a borrowed item, or by the installation itself, who answers. This should be explicit, named in the contract, and you should see the certificate rather than a claim in a deck.

What we would ask a provider

For the policy documents, not a summary. For the limits. For confirmation of whether the cover extends to items being used in a resident's own flat, which is where most of them will be. A provider who has operated for any length of time will have these to hand.
