How do you measure whether it is working?

Weekly active residents, repeat use and availability. Not impressions at a viewing, and not anything that cannot be counted.

Separate the things that can be counted from the things that can only be argued, and be suspicious of anyone who presents the second as the first.

What is countable

  • Weekly active residents as a share of units. The single most informative number, and the one to ask for first.
  • Repeat use. Whether the same people come back, which separates a novelty from a habit.
  • Availability. How often the thing somebody wanted was actually there.
  • Unmet requests. What residents asked for and could not find. This is demand nobody else in the building can see.
  • Support volume. Per hundred residents, and trending down if the thing is working.

What is not countable, and should be labelled that way

Whether it helped close a lease. Whether it improved renewal. Whether a broker mentioned it. These effects are real and they are qualitative, and attributing a renewal rate to an amenity is a claim nobody can substantiate.

The wider argument for measuring use rather than sales is in what product usage data shows after the sale.

The number to watch in month fourteen

Not the launch spike. Whether weekly actives have settled above the launch baseline or drifted below it. That is the entire question, and it takes a year to answer honestly.
